Sunstone is looking to hire an exceptional Commissioning Specialist to join our growing firm. Sunstone is an independent commissioning and energy optimization consulting firm dedicated to assisting building owners, developers, and design teams in designing, constructing, and managing high-performance buildings. Sunstone projects cover significant commercial developments, high-profile and government projects, academic buildings, and more throughout the Mid-Atlantic. Sunstone operates as a 4-person virtual company.
Sunstone has an immediate opening for a Commissioning Specialist. The position is for an associate degree graduate in Mechanical or Electrical Engineering with a strong interest in building systems (HVAC, Plumbing, Electrical, Controls) and a desire to be part of the solution to climate change. Through their work experience, the candidate should be able to demonstrate effective problem-solving, data analysis, and great communication skills. We expect the applicant to have experience in building systems, including HVAC/electrical design and construction.
The Commissioning Specialist will serve as a valuable team member, working on multiple concurrent projects and performing building commissioning services for both new construction and existing commercial, institutional, and educational buildings. The Commissioning Specialist will work closely in a team environment on multiple projects but must be able to work independently when required and adhere to schedules. The Commissioning Specialist will be partnered with one of our Senior Commissioning Specialists or Project Managers to begin performing site work and developing commissioning documentation immediately. Continuing education will be provided through team site visits, online video calls (company training events, and other professional development available through ASHRAE and the Building Commissioning Association.
Duties & Responsibilities
• Perform site observation visits to observe construction progress.
• Witness system testing, such as pipe pressure and duct leakage tests.
• Assist the Senior Commissioning Specialist in preparing checklists for installation verification and functional performance testing of equipment and integrated systems.
• Maintain the Commissioning issues Logs
• Interacted with design and construction team members to ensure commissioning activities were completed and documented and that commissioning issues were addressed.
• Review contractor submittals.
• Perform design reviews.
• Assist with the writing of commissioning specifications.
• Prepare commissioning plans.
• Participate in commissioning meetings with clients and contractors.
• Perform functional performance testing on central plants, domestic hot water, lighting controls, and HVAC terminal equipment.
Experience
• Graduate with an Associate Degree in Mechanical or Electrical Engineering.
• Mechanical Graduate: Understanding the fundamentals of HVAC, Hydronics, automatic temperature controls, and renewable energy systems.
• Electrical Graduate: Understanding the fundamentals of electrical design for buildings, emergency generators, and renewable energy.
• A minimum of one year of experience as a Commissioning Specialist II or two years of design and/or construction site field work is required.
• Proficiency with CX Alloy is required.
• Familiarity with building codes, energy codes, and ASHRAE Standards/Guidelines.
• Ability to work independently and manage time effectively.
• Ability to support multiple projects simultaneously.
• Highly motivated, proactive, and willing to take on new challenges.
• Excellent verbal and written communication skills.
• Ability and willingness to travel up to 50% of the time to project construction sites

Sunstone projects cover large commercial developments, high-profile and government projects, academic buildings, and more throughout the Mid-Atlantic. Sunstone operates as a 4-person virtual company.
Sunstone has an immediate opening for a Senior Commissioning Project Manager with at least 8+ years of experience in project management, commissioning fieldwork, and HVAC, Plumbing, ATC controls, or building envelope systems. The Senior Commissioning Project Manager will serve as a valuable technical resource, manage multiple concurrent projects, and perform building commissioning services for both new construction and existing facilities for commercial, institutional, and educational buildings. The Senior Commissioning Project Manager will work closely in a team environment on multiple projects but must be able to work independently and adhere to schedules.
Duties & Responsibilities
• Prepare Commissioning Specifications, Plans, Reports, and other commissioning documentation.
• Manage and track project schedules to ensure milestones are met and serve as the primary interface with the clients, owners, and contractors.
• Evaluate and apply commissioning requirements and construction specifications on HVAC and electrical equipment and systems.
• Develop commissioning checklists for installation verification and functional performance testing of equipment and integrated systems
• Ability to independently create or review test script procedures based on Contract Documents, Owner’s Project Requirements and Basis of Design, and Industry and standards-based best practices.
• Witness, supervise, or conduct technical fieldwork as needed, including functional performance testing of HVAC systems for hospitals; perform field verification of equipment installation and startups; and assist in troubleshooting commissioned equipment and systems when appropriate.
• Interface with design and construction team members to ensure commissioning activities are incorporated and issues are addressed. Effectively filtering and managing documentation is a key element of the commissioning process.
• Participate in Owner and Construction team meetings as required.
• Supervise and provide technical and technical expertise to other field technicians when on-site.
• Perform, coordinate, and manage fieldwork with commissioning staff on your projects. This will include, but not be limited to, site observation visits, witnessing system testing, performance verification, etc.
• Collaborate with ABP’s other Project Managers to plan and staff your projects.
• Utilize the commissioning software CxAlloy and maintain project issues log.
• Review invoicing.
• Conduct training for ABP’s commissioning specialists.
• Participate in the firm's marketing and business development activities as needed.
Experience
• A bachelor’s degree in engineering from an Accredited University or College is required.
• Minimum of 8 years’ experience performing Commissioning services for HVAC, Electrical, or Building Envelope systems.
• Commissioning Certification by BCxA, ASHRAE, AGC, ICB/TABB, AEE,
• Professional Engineer (PE) preferred.
• Experience in managing concurrent commissioning projects is required.
• Experience with construction site work activity conditions and safety protocols is required.
• Strong understanding of relevant technical standards: ASHRAE, ASME, SMACNA, IBC, and others
• Have demonstrated an ability to solve technical problems. I am self-directed, detail-oriented, organized, and adaptable to dynamic projects.
• Ability to build and maintain positive work relationships with the project team, vendors, contractors, and owners.
• Excellent verbal and written communication skills.

Experience
